Exploring Floor Finishes


Many types and applications of flooring


A floor is more than just something to walk on – it’s a defining element of a space, shaping its ambience, comfort, and functionality. The choice of flooring isn’t just about aesthetics; it’s about durability, maintenance, climate suitability, and the way a material interacts with its surroundings.

From cool stone underfoot on a hot day to the warmth of timber in a cozy interior, each flooring material has a role to play. The key is understanding how materials perform over time and in different conditions, allowing architects and designers to craft spaces that are both practical and inspiring.


Tiles – A Balance of Performance and Versatility

Tiles have remained a go-to choice in architecture for good reason – they are affordable, durable, and endlessly adaptable. Whether it’s a high-traffic commercial space, a humid bathroom, or an outdoor terrace, there’s a tile to suit every need.


Infinite options for tiled floors


The evolution of tile technology has led to a vast array of finishes:

  • Porcelain and vitrified tiles are dense and water-resistant, making them ideal for kitchens, bathrooms, and outdoor spaces.
  • Matte and textured tiles provide better grip underfoot, essential for wet areas and open courtyards.
  • Glossy and polished tiles add elegance but can be slippery, better suited to dry, controlled environments like living rooms or lobbies.

Beyond functionality, tiles are also a design statement.


Mosaic as a stylistic element


Mosaic tiles, once a traditional feature, are making a comeback, allowing for intricate details and artistic patterns. Large-format tiles, often designed to mimic stone, concrete, or timber, offer a sleek, modern alternative to natural materials.


Timber and Stone – A timeless duo

Natural materials like timber and stone bring a different dimension to flooring – one that prioritizes texture, warmth, and longevity.

Timber flooring has a unique ability to age gracefully, gaining character over time. While solid hardwood options like teak and mahogany remain popular for their rich tones and durability, engineered wood is emerging as a practical alternative, offering better resistance to moisture while retaining the authenticity of real timber. In spaces where humidity is a concern, timber requires careful sealing and maintenance to prevent warping.


The luxurious effect of a timber floor


On the other end of the spectrum, stone flooring is synonymous with permanence and durability.


Natural stone floor options


  • Granite, with its high density and resistance to wear, is commonly used in commercial and high – traffic areas.
  • Marble, while luxurious, requires regular maintenance to avoid staining and etching.
  • Limestone and sandstone, softer in tone and texture, blend well in semi – open spaces, courtyards, and transitional zones, where they allow for a seamless connection between the indoors and outdoors.

Both timber and stone share a timeless appeal, grounding spaces with their natural presence.


Terrazzo and Terracotta – A Material Revival

In recent years, terrazzo has experienced a revival, shaking off its institutional reputation and finding a place in boutique retail spaces, hotels, and contemporary homes. A mix of marble, quartz, and granite chips set in cement or resin, terrazzo is prized for its seamless finish, durability, and vast customization potential. With growing interest in sustainable building materials, many designers are now incorporating recycled aggregates, making terrazzo an eco-conscious choice.

Meanwhile, terracotta remains as relevant as ever in climate-responsive architecture. Its porous, breathable nature makes it an excellent option for warm-weather climates, keeping interiors cool while adding an earthy warmth to the space.

Whether in the form of traditional clay tiles, polished terracotta slabs, or handcrafted variants, this material carries a sense of tradition while seamlessly fitting into modern design narratives.


Carpet – A Soft Approach to Flooring

In contrast to hard, reflective surfaces, carpet flooring brings a sense of warmth and sound absorption, making it a popular choice for residences, offices, and hospitality spaces. The ability of carpet to soften acoustics, improve insulation, and enhance comfort makes it particularly relevant in bedrooms, lounges, and workspaces where noise control and tactile experience are key.


The cosiness of a carpeted floor


While carpet offers aesthetic and functional benefits, it also requires careful upkeep to prevent dust accumulation and allergen buildup, making it better suited for controlled indoor environments.

The choice of flooring is never just about what looks good – it’s about how a material feels underfoot, how it weathers over time, and how it interacts with its surroundings. Whether it’s the practical efficiency of tiles, the organic appeal of timber and stone, the material richness of terrazzo and terracotta, or the comfort of carpet, flooring decisions shape the character and longevity of a space.

However, these are just some of the most popular options – the world of flooring extends far beyond these materials. Finishes such as concrete, cork, bamboo, resin, and even hybrid materials continue to evolve, offering an expanding palette of choices.

For architects and designers, the challenge is always in balancing beauty with functionality, ensuring that each material choice resonates with the space it inhabits. As sustainability and material innovation continue to drive architectural decisions, flooring remains a canvas where craft, performance, and design come together.
